The APR is an estimate. It spreads the lender fees above and any mortgage insurance (until the balance reaches 80% of the price) over the loan term, so it is higher than the interest rate. It leaves out taxes, insurance and HOA. Your Loan Estimate shows your official APR.

This calculator gives estimates for education only. It is not a Loan Estimate, a rate quote, a pre-approval, an offer to lend or a commitment to lend. The interest rate, taxes, insurance, mortgage insurance and other amounts shown are examples you can change, not terms offered by oNEST Lending Solution or Xpert Home Lending, Inc. Your actual payment depends on your loan program, credit, property, location and the rate at the time you lock. Mortgage insurance, property taxes and homeowners insurance can change over time.

National average mortgage rates from Mortgage News Daily, updated each weekday afternoon. Use the rate you were quoted in the calculator above, not these averages.

  • Updated by Mortgage News Daily on weekdays, with Freddie Mac weekly survey figures.
  • Your own rate depends on credit, down payment, loan type, property and timing.
  • The APR adds fees and points to the rate. Estimate it with the APR tool in this section.
  • Try the payment calculator or talk to a loan officer for a personal quote.

From rate to APR

Mortgage News Daily publishes interest rates only. The APR also reflects fees and points, so use this estimate to compare offers on the same footing.

How it works

What is in a monthly payment

Your loan officer can turn these estimates into real numbers for the loan programs you qualify for.

  • Principal and interest

The part that repays the loan and pays the lender. Early payments are mostly interest, and later payments are mostly principal.

  • Property tax and insurance

Many lenders collect these monthly into an escrow account and pay the bills for you. Both vary by county and by home, so use your own numbers when you have them.

  • Mortgage insurance

Often required when the down payment is under 20% on a conventional loan, and built into FHA loans in a different way. Ask your loan officer how it applies to your loan.

  • HOA dues

Condos and some neighborhoods charge monthly dues. Lenders count them when they review your budget.
